The Rosie Hut (Hut A173) is an eye-popping bright pink hut and is located at Southcliff on Walton-on-the-Naze, on the front row towards the Frinton corner.  It's built in a traditional style with the little partition still remaining in the middle.  It is next door to the Bertie Hut making it perfect for those in a larger group who would like to book both and make the most of the extra space and equipment.  The maximum number permitted per hut is 10 so you may have up to 20 if you book both huts together.
 
It is set back up a few steps from the prom with your own space outside to set up your deckchairs and table and spread out across the steps away from the prom where everyone’s walking along.  There are steps nearby to access the fabulous golden sandy beach
 
Walton Pier is a short stroll away and includes arcades, rides, excellent fish and chips from the Sea Spray Diner and a ten pin bowling alley with bar. There is also sea fishing available from the pier. A short walk will take you into Walton Town Centre.
 
The nearest WC facilities are open from Good Friday to end of October* and are only 30m away.  At other times you can use the facilities in front of the pier.  There is no electricity or water in the hut but there is a communal tap** just 30m away.  Everything you could need is provided in the hut including:

Gas stove
Kettle
6 deckchairs
2 bistro chairs
Table
Mugs and tumblers
Plates and cutlery
Wine and champagne glasses!
Beach toys
Blankets
Cushions
Tray
Washing up bowl
Parasol
Tea, Coffee and Sugar  

The hut is equipped for 8 and the maximum allowed per booking including adults, children and pets is 10.  This is so as to exist harmoniously with our neighbours and not overload the hut, the prom and the equipment.

The best place to park is in the large public carpark near the pier (Church Road, CO14 8DE). There is also parking along the residential streets nearby and in the station carpark. If you are visiting the hut from October to April you can park at the end of Woodberry Way, CO14 8ER and walk down the footpath then turn LEFT at the beach and approach the hut from that direction which is slightly shorter than approaching from the pier end.
With the pier on your left, walk along the prom, round the bend, past ‘May’s Boardwalk Café’ towards the Frinton corner and you will find the hut a little way along.
Access to the hut is via a key safe on the side of the hut. The code is changed on a regular basis so please contact us a week or so before your booking to get the code
The Beach Hut is available from 7am until 6pm. If you are booking consecutive days you may stay in the hut until 10pm apart from your last day when you must leave by 6pm
Dogs are allowed on the beach all year round on our side of the pier but please remember to scoop the poop! They are welcome in the Hut but please do not leave them unattended in the hut or let them on the furniture.
Beach towels, tea towels and bin bags are not provided so please take your own.

This agreement is between us (“the Licensor”) and you “(the Licensee”)

1. Definitions

“The Hut” means Huts A42, A172, A173, A183 Front Row, Southcliff Promenade, Walton on the Naze, Essex CO14 8EJ and Hut 445, Second Row, Victoria Esplanade, West Mersea, Essex CO5 8BH

“Date of Booking” means the date for which you have booked the Hut.

“Daily rate” means the rate payable for each day of hire of the Hut

 “Licensee” means you.

“Licensor” means us.

2. Charges

2.1 Payment of the daily rate is required in full at the time of booking which is non-refundable subject to the exclusion below;

In the event that the Hut is unavailable for let due to damage sustained to the Hut which would make it unsuitable to let, such damage having been sustained due to severe weather conditions causing the Hut to be found unsafe and / or not watertight, we will at our discretion endeavour to offer an alternative hut or date subject to availability, failing which we shall apply a full refund in the circumstances that apply within this clause 2.1.1.

The booking is not transferable.

We reserve the right to cancel any booking after giving notice to you in the event that we are unable to let the Hut for reasons beyond our reasonable control and/or in circumstances which we consider the Hut is unsuitable for let, in which event we will offer an alternative date or alternative accommodation subject to the provisions of Clause 2.1. herein.

2.4  The key code for the keys of the Hut shall be released a week before the booking upon full payment having been made at the Daily Rate to the Account for the Date of Booking.

3. Duration of Let and Capacity

3.1 The Hut is available from 7am to 6pm each date of Booking.  If you are booking consecutive days then you may stay until 10pm apart from the last day when you must leave at 6pm

3.2 The keys are available from the key safe on the back or side of the Hut.  

3.3 Keep noise to a minimum and respectfully be aware of occupants of other beach huts.  Music is permitted but confined to the Hut and kept to a minimum in order not to cause nuisance.

3.4 The maximum capacity permitted per hut including adults, children and pets is 10.

4.   General

4.1 The directions and instructions for the safe use of the portable gas stove are set out in the video clip on the Booking Information Form provided at the time of booking.  The instructions require watching and are to be followed.  The stove should be correctly turned off after use. We will not be responsible or held liable for any misuse of the gas stove.  Do not use your own pans on the stove as they could be a fire hazard.

4.2 For safety reasons smoking is not permitted in the Hut at any time.

4.3 Barbeques are not permitted

4.4 All litter is to be removed and disposed of responsibly on your departure on the booking date.

4.5 The Hut should be left in a clean and tidy condition and swept out prior to departure and cleaning equipment and products are provided for that purpose.

4.6 The Licensee is responsible for all of his/her personal property and that of his/her guests.  We do not accept responsibility or liability for any loss, theft, or damage to personal belongings howsoever caused.

4.7 All damage and breakages are to be reported to us.  The cost of damage caused by you, and / or your guests shall be borne by us up to the value of £10 (ten pounds) over and above this value we shall charge you for damage and repairs on production of an invoice for the same.

5. Departure on Date of Booking

5.1 The Hut must be vacated by 6pm on the Date of Booking.

5.2 The Hut must be securely locked and bolted and the keys replaced in the key safe and the numbers scrambled and the shutter to the safe closed.

5.2.1 Loss of keys will result in a charge to you for the cost of a new set of keys and the cost of a locksmith on notice to you and thereafter production of an invoice to you payable by you within 14 days of that invoice date.

6. Jurisdiction

The laws of England apply to this Agreement.
